Get your gas appliances serviced regularly
As a landlord you must be conscious of the fact that when it comes to the maintenance of your property’s gas appliances your tenants’ safety is your responsibility. If you do not have your appliances serviced annually then you could be leaving your tenants at risk of gas leaks and carbon monoxide poisoning.
Make sure you own a Gas Safety Certificate
As part of a regular gas appliance inspection you must be sure that your gas appliances are approved by Gas Safe engineers, if not it is important that you schedule for them to be updated and fixed to ensure the smooth running and safety of the appliance. If the engineer is satisfied that your items are working accordingly you will then be eligible to receive a CP12 Gas Safety Certificate. The Gas Safety Certificate is valid for a whole year. To claim and update one you must have your appliances serviced again the following year.
Failure to do so could result in prosecution as in the case of a council landlord based in Hammersmith. The online website ‘Landlords Today’ discusses the story: “Checks at the hostel in July 2009 found that a gas safety record for the property, which contained several gas cookers and other appliances, had expired 15 months previously. The council pleaded guilty to all nine breaches and was fined a total of £83,600 and ordered to pay full costs of £15,553. This incident is not just limited to council landlords but it also happens amongst private landlords who neglect to ensure the safety of their gas appliances.
